Sold: Corner Lot for Future Urgent Care Clinic
Justin Langlois, CCIM and Kathryn “KJ” Juneau of SVN | Graham, Langlois & Legendre sold the lot at the southwest corner of Perkins Road and Lee Drive for $725,000. One of the most high-profile locations in Baton Rouge, the lot was purchased by investor group Docbox LLC. The group is building an urgent care clinic for Point of Care Health Group’s expanding brand—Patient Plus Urgent Care. This marks the fourth announced location for the company in less than a year. Other locations are at 2840 Florida Blvd, 4343 Sherwood Forest, and 7353 Jefferson Highway.
“We identified that corner as a staple location very early on in our strategy, and Justin and Kathryn did an amazing job helping us overcome hurdles with the city and with the neighborhood association to make this happen,” says Vishal Vasanji, Co-CEO and Chief Operating Officer with Point of Care Health Group.
Dr. Rubin Patel, Co-CEO and Chief Medical Officer of Point of Care Health Group added, “I used to live in the house behind the lot when I was doing my residency, and the lot has been vacant ever since. It’s almost come full circle being that now we will be expanding our practice there.”
The group worked with the Southdowns Civic Association to overcome the hurdle of getting approval for a Conditional Use Permit (CUP) and to gain community approval to develop on the lot which has remained vacant for over twenty years. The location is situated on a major thoroughfare surrounded by residential and commercial developments and is one of the last developable lots in the area. This location will bring convenient access to quality medical care to the residents of the community. Construction should start in three to four months and be completed by February/March of 2017.
