Emerging Baton Rouge commercial real estate firm has quadrupled in size in roughly 18 months

In the roughly 18 months since Ben Graham, Justin Langlois and Steve Legendre joined together to form SVN I Graham, Langlois & Legendre, the commercial real estate firm has quadrupled in size.

In the first quarter of this year, the firm saw its gross commission income rise 30% over its GCI from the first quarter of 2015. Its staff, which started out at four—including an office manager—now totals 17. But Graham, one of the firm’s managing directors, says growth isn’t the only goal.

“Our goal is to be best full service commercial real estate firm in our market, not necessarily the largest,” he says.

SVN | GLL is a franchise of SVN International Corp. Headquartered in Boston, the national SVN office boasts more than 1,200 international brokers, advisers and staff, 5,500 clients worldwide and 180 offices in 200 markets. The Baton Rouge office ranked No. 11 out of 200 SVN offices in terms of GCI, Graham says.

The local firm’s founders all worked with each other, in some capacity, in the local commercial real estate market before forming SVN | GLL. Langlois says being at SVN | GLL allows him to focus on certain niches in commercial real estate.

“I felt opening an office with SVN allowed for more deals and more opportunity in the market,” Langlois says.

He attributes the firm’s growth to the tools and technology its advisers have at their disposal, as well as “offering every member of our team real world training and development through our proprietary systems.”

Legendre says the national reach of the SVN network was a big draw for him. The firm serves a mix of national and local clients.

SVN | GLL moved up from No. 8 to No. 3, behind NAI/Latter & Blum Commercial Real Estate and Beau Box Commercial Real Estate, on Business Report’s recent ranking of the area’s largest commercial real estate firms, as measured by the number of local licensed agents.

Being a relatively young firm has its advantages, Graham says, adding it has helped attract some projects that have been on the market for some time and are in need of fresh representatives.

“We’re busy,” he says. “We’ve got a lot going on.”
